Thailand's Most Profitable and Durable Industry Codes 2026
In short
Twenty one of Thailand's 867 industry codes with at least 50 registered companies clear both a recomputed 10 percent net margin and a 70 percent survival rate. TSIC code 68104 in the real estate section leads the group with 16,435 companies, a 99.4 percent survival rate and a 20.3 percent margin. Financial and insurance codes fill seven of the 21 spots. Together the double qualifiers hold 41,831 companies, a small but resilient corner of the registry.
Which industry codes are both profitable and durable?
Twenty one of Thailand's 867 five digit industry codes with at least 50 registered companies clear both bars at once. A code needs a recomputed net margin, total net profit over total revenue, of at least 10 percent. It also needs a survival rate, active companies over all registered companies in that code, of at least 70 percent. TSIC code 68104, part of the real estate section, tops the list on scale. It carries 16,435 registered companies, a 99.4 percent survival rate and a 20.3 percent net margin. Only one code beats its survival number. TSIC code 64929, also inside financial and insurance, holds 2,142 companies and a 99.9 percent survival rate. Financial and insurance is the biggest winner by count. Seven of the 21 double qualifiers sit inside that one section. The 21 codes hold 41,831 companies between them, a small fraction of the 867 candidates but a real slice of Thailand's corporate base.

5 digit TSIC code, section, company count, survival rate and recomputed net margin, ranked by company count, as of 17 Jul 2026.
Why this narrow list matters
Most research on Thai companies picks one virtue at a time, growth or profit or survival, and ranks industries on it alone. This list asks for both at once, and the bar is not low. A 2019 study from the Bank of Thailand's own research institute found that mid sized Thai firms post the strongest returns on assets yet often carry the lowest debt, a sign that capital does not always flow to where it would do the most good (Banternghansa et al., 2019). The 21 codes here show some of the corners where that capital could go. The registry does not label what each five digit code actually sells, so the pattern has to be read from the numbers themselves. Real estate anchors the list with the single largest code by company count, and financial and insurance supplies seven of the 21 winners, more than any other section. A lender, a franchise buyer or a supplier scouting a niche can read this table as a short list of industry codes where the companies that start tend to still be running later, and where the ones still running tend to keep money.
Definitions
- Net margin
- Total net profit divided by total revenue for every company inside a code, not an average of each company's own margin.
- Survival rate
- Active companies divided by all registered companies in a code, expressed as a percent.
- Active company
- A company the DBD registry currently marks as operating rather than dormant or dissolved.
- 5 digit TSIC code
- The most granular tier of Thailand's industry classification. Several 5 digit codes sit inside each of the 21 lettered sections.
- Aggregate
- A total taken across every company in a group, rather than a per company average.
Assumptions
- Only companies that filed a financial statement contribute to the revenue and profit totals behind each margin.
- Code 77409 shows a margin above 100 percent because its total net profit exceeds its total revenue for that code. It is included as reported but should be read as an outlier, not a template for the group.
- Active and inactive status reflects the DBD registry snapshot as of 17 July 2026 and does not capture a company that closed and later reopened under a new registration.
- The margins are not adjusted for the different way financial firms book interest and premium income compared with a trading company.
Methodology
Net margin is total net profit divided by total revenue for every company registered under a five digit TSIC code, computed from filed financial statements in the DBD registry as of 17 July 2026. Survival rate is active companies divided by all registered companies in that code. Only codes with 50 or more registered companies are included so both ratios rest on a real sample rather than a handful of firms. The stored per row average margin is not used here because a few outlier companies can pull a simple average far from the aggregate truth, so every margin in this piece is recomputed from the underlying totals.
How we verified this
- 68104 margin recomputed as 72,647,176,331 baht net profit over 357,186,488,314 baht revenue equals 20.3 percent, matching the reported figure.
- 68104 survival rate recomputed as 16,329 active companies over 16,435 registered companies equals 99.4 percent.
- 21 double qualifying codes divided by 867 codes with 50 or more registered companies equals 2.4 percent.
- 7 financial and insurance codes divided by the 21 double qualifying codes equals 33.3 percent.
- Summing the entity_count field across the 21 qualifying codes gives 41,831 companies.

Frequently asked questions
How many Thai industry codes combine a strong margin with a high survival rate?
Twenty one of the 867 five digit codes with at least 50 registered companies clear a 10 percent recomputed net margin and a 70 percent survival rate, as of 17 July 2026.
Which industry code leads the list?
TSIC code 68104, in the real estate section, leads on scale with 16,435 companies, a 99.4 percent survival rate and a 20.3 percent net margin.
Why use a recomputed margin instead of the stored average margin?
A simple average of each company's own margin can be pulled far off course by a handful of outlier companies. Dividing total net profit by total revenue across the whole code gives a truer read of where the money actually goes.
Which sector shows up most often among the 21 codes?
Financial and insurance. Seven of the 21 codes sit inside that one section, more than any other.
